Where a car park on land adjacent to the dominant tenement is used solely for the purposes of the dominant tenement, use of a right of way to access that car park falls within a grant expressed to be 'for all purposes connected with the use and enjoyment of' the dominant tenement. The Harris v Flower principle — that an easement cannot be used to benefit non-dominant land — does not apply where the adjacent land's use is entirely ancillary to the dominant tenement.
