A landlord's duty of care does not require commissioning expert inspections to discover latent defects. A history of maintenance problems with specific aspects of premises (such as electrical wiring, plumbing and drainage) does not give rise to a foreseeable risk of injury from unrelated aspects (such as non-safety glass in a shower screen), and does not require a general expert safety inspection of all aspects of the premises.
