Where a contract for sale of land requires payment of a deposit 'to the Seller' within a specified period after receipt of a satisfactory development approval, the time period runs from the date the buyer communicates satisfaction with the approval conditions, not from the date of receipt of the decision notice. Payment to the seller's real estate agent does not satisfy an express obligation to pay 'to the Seller' where the contract distinguishes between the agent and the seller as payees for different tranches of the deposit.
