Where a mortgage over jointly-held property is registered but one joint tenant's signature is forged, the mortgagee's indefeasible title extends only to the interest of the joint tenant who actually executed the mortgage. The scope of the secured debt must be determined by construction of the mortgage terms, and where the mortgage debt is defined by reference to a loan contract to which the innocent joint tenant is not a party (due to forgery), the amount secured over the innocent party's interest is nil. The phrase 'means and includes' in a definition clause provides an exhaustive definition, not an open-ended one.
