A vendor's obligation under standard form clause 24.4.3 to comply with tenant obligations 'to the extent to be complied with by completion' does not prescribe that compliance must occur prior to completion; the vendor may bring about compliance after completion. The obligation is not an essential term, and breach does not preclude the vendor from serving a notice to complete or terminating the contract. A contractual forfeiture provision that states money is forfeited 'as security for' the purchaser's default operates only as security for the vendor's actual loss, not as an absolute forfeiture.
