A lease clause requiring payment of rent 'without set-off (whether arising at law or in equity) and free and clear of all deduction whatsoever' is unambiguous and precludes any set-off or deduction, including restitutionary claims for money had and received arising from payments made under void lease provisions. The contra proferentem rule has no application to such a clause. The divergence of authority on whether the word 'deduction' alone excludes equitable set-off was noted but not resolved.
