The reasonable commercial cost of repair is the appropriate measure of damages for tortious damage to fixtures, regardless of whether the plaintiff carried out the repairs personally or with volunteer assistance. The duty to mitigate does not apply to direct damage (capital loss) suffered at the time of the tort — it applies only to consequential losses. The Espagne principle that collateral benefits are to be disregarded in assessing damages extends to voluntary labour, not just monetary payments.
