Where a land sale contract and a building contract are interdependent but the building contract is with a different party from the land vendor, the building contract consideration does not form part of the dutiable value of the land transfer under s 20(1)(a) of the Duties Act 1999 (ACT). Construction of a house that operates as a pre-condition to transfer does not 'move the conveyance'.
