Where a commercial lease requires a lessee to pay increases in outgoings 'in respect of the Premises' and the outgoings are levied on the whole of the land of which the premises form part, the lessee is liable only for a proportionate share of the increase, calculated by reference to the proportion of total lettable floor space, not the entirety of the increase. The phrase 'in respect of' in the obligation-imposing clause may bear a narrower meaning than the same phrase in the definitional clause of the same provision.
