A residential property owner who receives a building inspection report identifying corrosion and recommending 'rustproofing and repainting or simply replacing' is not required to go beyond those recommendations and obtain independent structural engineering advice, unless the report itself indicates a need for further structural assessment. Engaging a qualified tradesperson to carry out the recommended work may discharge the duty of care. The case also illustrates that expert evidence based on assumptions not supported by the available evidence may be insufficient to establish the mechanism of failure of a structure.
