Where a lease clause requires the lessee to 'keep and maintain' premises in good repair and also to 'effect repairs as necessary including the replacement of all worn or defective parts', the repair obligation may be construed as an aspect of the single maintenance obligation rather than a freestanding obligation, with the consequence that the fair wear and tear exception and original condition qualification apply to both. On the exercise of an option to renew, the renewed lease is a new lease, and a reference to 'the date of commencement of the Lease' refers to the commencement of the renewal period, not the original lease.
