The Tribunal held that an informal text-message agreement under which the applicant occupied part of a dwelling, with the respondent retaining weekly access to a shared laundry, constituted a periodic residential rental agreement under the Residential Tenancies Act 1997 (Vic) rather than a revocable licence, and granted a restraining order preventing the respondent from seeking possession or entering the premises otherwise than in accordance with the Act.
