A guarantee in a deed of transfer of lease that guarantees the new tenant 'will pay the rent promptly and will do everything the lease requires' is limited to obligations under the original lease (including overholding provisions) and does not extend to obligations arising under a new periodic tenancy or other agreement entered into after the lease terminates. The obligation to pay rent in an assignment clause requiring the new tenant to 'pay the Rent and do everything else required by the lease for the remainder of the lease and during any period it stays in possession after it ends' is tethered to rent required by the lease, not to any subsequent agreement.
