Where a severely injured plaintiff did not own a home prior to injury and must acquire one as a result of the injury, the damages award may include the capital cost of land and a basic home, but must be reduced to account for the capital benefit conferred and the diversion of funds from income-earning purposes. The reduction is calculated by reference to the loss of use of the capital sum over the plaintiff's life expectancy at 3 per cent. No deduction for capital value added by modifications (such as swimming pools) should be assumed without expert evidence.
