A breach of s 213(5) alone entitles the buyer to cancel the contract, as 'and' in s 213(6)(a) is read as 'or'. Non-disclosure of a mandatory furniture package purchase requirement for letting pool participation constitutes an inaccuracy capable of materially prejudicing the buyer under s 217.
