A prohibition in a Strata Management Statement directed at 'owners' not to use premises for a particular purpose extends to prohibit the owners from permitting their tenants to use the premises for that purpose, either by construing 'use' to include permitting use by others, or by implying a term to that effect under the business efficacy test. Owners of strata lots cannot avoid SMS restrictions by the device of leasing to a tenant who carries on the prohibited use.
