Covenants in a lease that relate to the specific identity, character and functions of the covenantee (here, an RSL sub-branch's traditions, ceremonies and memorabilia) are personal covenants that do not touch and concern the land and do not pass to a transferee of the reversion. The degree of connection required under s 62(1) of the Land Title Act 1994 (Qld) to characterise a right as one 'in relation to the lot' — namely, intimate connection with the rights of property arising out of the transfer or normally incident to the interest in land transferred — applies equally to rights as to liabilities of a transferor, and personal covenants do not satisfy that test.
