4.1B Minimum lot sizes for dual occupancies and semi-detached dwellings in Zones R2 and R3
The objectives of this clause are as follows—
to achieve planned residential density in certain zones,
to ensure that lot sizes are consistent with the predominant lot size pattern of the area,
to maintain a low and medium density residential character in existing neighbourhoods,
to ensure adequate road and transport infrastructure,
to minimise any adverse impact on local amenity.
This clause applies to development for the purposes of the erection of a dual occupancy or semi-detached dwelling on land in the following zones—
Zone R2 Low Density Residential,
Zone R3 Medium Density Residential.
Development consent must not be granted to development to which this clause applies unless the area of the lot is equal to or greater than 550 square metres.
