77 Effect of articles
(1)
The corporation and each of the members of the corporation are bound by, and have the rights conferred by, the articles of the corporation to the same extent as if:
(a)
the corporation and each member had agreed under seal with each other and each other member to be bound by the articles; and
(b)
the articles contained covenants on the part of the corporation and each member to observe all the provisions of the articles.
(2)
Unless the articles of the corporation otherwise provide, an occupier of a unit, not being the proprietor of the unit, is bound by the articles of the corporation as if he were the proprietor of the unit.
