31 Registrar must create folio of Register for common property
(1)
The Registrar must create folios of the Register for any common property in the name of the relevant owners corporation as nominee for the owners of the common property but must not produce a certificate of title for those folios.
(2)
The Registrar may require submission of and cancel any existing certificate of title for common property.
