Representations about willingness to grant a lease, without any express or implied temporal commitment, do not carry a connotation that the lease will be available within any particular time. A corporation has reasonable grounds under s 51A of the Trade Practices Act for representations about future lease availability where it has received consistent legal advice that the lease is progressing. Reliance under s 82 is not established where the claimant's own contemporaneous conduct — including entering contracts without protective conditions, failing to instruct solicitors about urgency, and failing to make any complaint — is inconsistent with the alleged reliance.
