The objectives of this clause are as follows—

to ensure that building height is consistent with the desired future character of an area,

to minimise visual impact of new development, disruption of views, loss of privacy and loss of solar access to existing development,

to nominate heights that will provide an appropriate transition in built form and land use intensity.

The height of a building on any land is not to exceed the maximum height shown for the land on the Height of Buildings Map.

Despite subclause (2), the height of a building may exceed the maximum height shown for the land on the Height of Buildings Map by an additional—

12 metres—if the building is in Area 1 identified on the Height of Buildings Map and on land having an area of at least 1,500 square metres,

6 metres—if the building is in Area 2 identified on the Height of Buildings Map and on land having an area of at least 2,000 square metres,

6 metres—if the building is in Area 3 identified on the Height of Buildings Map and on land having an area of at least 1,200 square metres,

15 metres—if the building is in Area 4 identified on the Height of Buildings Map and on land having an area of at least 1,000 square metres,

3 metres—if the building is in Area 5 identified on the Height of Buildings Map and on land having an area of at least 600 square metres,

9 metres—if the building is in Area 6 identified on the Height of Buildings Map and on land having an area of at least 1,000 square metres,

12 metres—if the building is in Area 7 identified on the Height of Buildings Map and on land having an area of at least 2,000 square metres,

3 metres—if the building is in Area 8 identified on the Height of Buildings Map and on land having an area of at least 1,000 square metres,

9 metres—if the building is in Area 9 identified on the Height of Buildings Map and on land having an area of at least 2,000 square metres,

3 metres—if the building is in Area 10 identified on the Height of Buildings Map and on land having an area of at least 800 square metres,

25.15 metres—if the building is in Area 11 identified on the Height of Buildings Map and on land having an area of at least 9,000 square metres,

2 metres—if the building is in Area 12 identified on the Height of Buildings Map and on land having an area of at least 1,900 square metres.

Despite subclause (2), the maximum height of a building—

that is in Area 13 identified on the Height of Buildings Map and that is used only for the purpose of seniors housing is—

if the building is within 38 metres of Harrow Road—14.5 metres, and

otherwise—9.5 metres,

that is in Area 14 identified on the Height of Buildings Map and that is used only for the purposes of multi dwelling housing or residential flat buildings is 22 metres if the site area is at least 2,000 square metres.
