38 Tenant’s responsibility for cleanliness and damage

(1)

It is a term of every residential tenancy agreement that the tenant —

(a)

shall keep the premises in a reasonable state of cleanliness; and

(b)

shall notify the lessor as soon as practicable after any damage to the premises; and

(c)

shall not intentionally or negligently cause or permit damage to the premises or, where relevant, a common area or chattels in the common area.

(2)

In this section premises includes chattels provided with the premises (whether under the agreement or not) for use by the tenant.
