48 Lessor to bear outgoings in respect of premises
It is a term of every residential tenancy agreement that the lessor shall bear all rates, taxes or charges imposed in respect of the premises under any of the following written laws —
the Local Government Act 1995;
the Land Tax Act 2002;
any written law under which a rate, tax or charge is imposed for water supply or sewerage services under the Water Agencies (Powers) Act 1984, other than a charge for water consumed.
It is a term of every residential tenancy agreement that contributions payable to a community corporation under the Community Titles Act 2018 or a strata company under the Strata Titles Act 1985 cannot be passed on to a tenant.
