34 Use of certain land in R2 Low Density Residential zone for multi-dwelling housing and residential flat buildings
This clause applies to land identified as “34” on the Additional Permitted Uses Map.
Development for the following purposes is permitted with development consent—
multi-dwelling housing,
residential flat buildings.
Despite subclause (2), development consent must not be granted to development for the purposes of residential flat buildings or multi-dwelling housing on land to which this clause applies unless—
the development is a building that was designed and constructed for, or on land that, on the commencement of this Plan, was used for, a purpose other than residential accommodation, and
the consent authority has considered—
the impact of the development on the scale and streetscape of the surrounding locality, and
the suitability of the building or land for adaptive reuse, and
the degree of modification of the footprint and facade of the building.
