Floor space ratio
4.4 Floor space ratio
The objectives of this clause are as follows—
to provide effective control over the bulk and scale of future development,
to nominate a range of floor space ratio controls that will provide a transition in built form and land use intensity across all zones,
to ensure that buildings are compatible with the bulk and scale of the existing and desired future character of the locality,
to ensure that the bulk and scale of buildings contribute to the intended architectural outcomes for development appropriate to the locality and reflect their proximity to employment centres and transport facilities,
to provide for built form that is compatible with the hierarchy and role of centres,
to assist in the minimisation of opportunities for undesirable visual impact, disruption to views, loss of privacy and loss of solar access to existing and future development and the public domain is addressed,
to minimise the adverse impacts of development on heritage conservation areas, heritage items and the public domain.
The maximum floor space ratio for a building on any land is not to exceed the floor space ratio shown for the land on the Floor Space Ratio Map.
If a floor space ratio is not shown on the Floor Space Ratio Map for land, the maximum floor space ratio for the land is the floor space ratio specified for the use and zone in the table to this subclause.
