10.5 Development on land in Zone E3
The objectives of this clause are as follows—
to promote development for the purposes of light industries on land in Zone E3 Productivity Support,
to provide limited residential development associated with development for the purposes of light industries,
to assist in revitalisation of employment land,
to encourage small scale live-work enterprises to support creative industries,
to provide a transition between adjoining land use zones.
This clause applies to land in Zone E3 Productivity Support identified as “49” on the Additional Permitted Uses Map.
Development consent must not be granted to development for the purposes of dwellings unless the consent authority is satisfied that—
the dwellings will be part of mixed use development that includes development for the purposes of light industries, and
no part of the ground floor of the building that fronts a street will be used for residential purposes, excluding access, car parking and waste storage, and
not less than 70% of the total gross floor area of the development will be used for the purposes of light industries, and
for development for the purposes of dwellings—the dwellings will be on the same lot of land as development for the purposes of light industries, including a lot in a strata plan or community title scheme.
