4.4 Floor space ratio
The objectives of this clause are as follows—
to establish a maximum floor space ratio to enable appropriate development density,
to ensure development density reflects its locality,
to provide an appropriate transition between development of different densities,
to minimise adverse impacts on local amenity,
to increase the tree canopy and to protect the use and enjoyment of private properties and the public domain.
The maximum floor space ratio for a building on any land is not to exceed the floor space ratio shown for the land on the Floor Space Ratio Map.
The maximum floor space ratio for development for a purpose other than residential accommodation on land in Zone R1 General Residential identified as “Area 1” on the Key Sites Map is 1:1.
The maximum floor space ratio for development for the purposes of residential accommodation is as follows—

The maximum floor space ratio for development for the purposes of attached dwellings, bed and breakfast accommodation, dwelling houses and semi-detached dwellings on land identified as “Area 8” on the Floor Space Ratio Map is specified in the Table to this subclause.

The maximum floor space ratio for development for the purposes of residential flat buildings on land identified as “Area 9” on the Floor Space Ratio Map may be greater than the maximum floor space ratio shown for the land on the Floor Space Ratio Map by up to 0.25:1.
In calculating the floor space ratio in relation to land dedicated to the Council for the purposes of a proposed road on the Land Reservation Acquisition Map, land marked “Local Road (SP2)” must be included in the site area.
