26 Use of certain land in Zone C2
(1)
This clause applies to land shown edged heavy red and identified as “C” on the Additional Permitted Uses Map.
(2)
Rebuilding, enlarging or altering an existing dwelling house is permissible with development consent if—
(a)
the height of the dwelling house does not exceed 7.2 metres to any point on the uppermost ceiling and 9 metres to the highest point on the roof, and
(b)
the gross floor area of the dwelling house does not increase by more than 30m2 or 10% of the existing gross floor area, whichever is the lesser, or exceed a maximum floorspace of 300m2 (inclusive of any ancillary buildings).
