maintain and manage all railway property associated with the Project including the Westrail Station Office, steps, escalators, lifts, platforms and other railway facilities and pay all costs including power electricity and operating costs associated therewith and shall subject to Sub-clause (1)(c) execute repairs and maintenance to the structural elements and lighting beneath the City Station Complex which is necessary for the safe and proper working of Westrail’s operations on the Westrail land PROVIDED THAT the City shall be liable for the maintenance of the structural integrity of the City Station Complex; and

maintain manage keep in proper working order and carry out reasonable repairs and replacements as are reasonably necessary to the ventilation plant equipment and system in the City Station Complex and the City shall allow Westrail by its employees agents and contractors access at all reasonable times to carry out such maintenance, repairs and replacements.
